What Does an ADU Project Actually Cost in the Seattle Area?

One of the most common questions we get at Elevate Home Renovations is: “How much does it actually cost to build an ADU?”

The short answer is,  it depends. But we wanted to give a realistic look at what homeowners in the Seattle area should expect when planning an ADU (Accessory Dwelling Unit) project.

There are a lot of moving pieces that go into ADU construction beyond just framing walls and installing finishes. Utilities, permitting, engineering, excavation, materials, labor, and site conditions all play a major role in the final cost.

For many projects, homeowners are surprised to learn that some of the biggest expenses happen before the interior finishes even begins. Site prep, utility trenching, foundation work, framing, roofing, windows, and permitting can make up a significant portion of the overall budget.

Then comes the finish side of the project:

  • Cabinets

  • Flooring

  • Tile

  • Plumbing fixtures

  • Electrical fixtures

  • Countertops

  • Paint

  • Appliances

These selections can dramatically impact the final price depending on the level of finish the homeowner is looking for.

In the Seattle area, labor and material pricing also continue to fluctuate, which makes early planning and budgeting extremely important. One of the biggest mistakes homeowners can make is budgeting only for the “visible” portions of the project while underestimating the structural and utility work happening behind the scenes.

At Elevate Home Renovations, we try to be transparent from the beginning about where costs are coming from and how to prioritize budget decisions. Some clients want a high-end custom finish package, while others are focused on maximizing value and creating functional additional living space.

No two ADU projects are exactly the same, but having a clear plan, realistic expectations, and a contractor who communicates openly can make the process much smoother.

If you’ve been considering building an ADU and want help understanding what a realistic budget could look like for your property, we’d be happy to help walk you through the process.
